These Terms of Use ("Terms") govern your access to and use of propertyexpertrealtors.com ("the site"), operated by Property Expert Realtors ("we", "us", "our"), Sector 65, Noida, Uttar Pradesh, India.
By accessing or using the site, you agree to these Terms. If you do not agree, please do not use the site.
The site is a property information and enquiry platform. We publish factual information about new-build residential projects across builders in Delhi NCR — including carpet area and efficiency, density, tower and floor details, developer delivery records, RERA status — together with an honest "what to consider" section for each project.
The site helps you research and make an enquiry. It is not a party to any transaction between you and any builder, developer or seller, and it is not the seller of any property.
The information on this site is for general information only. It is not investment, financial, legal, tax or real-estate transactional advice, and must not be relied on as such.
• We do not promise, forecast or guarantee any capital appreciation, rental yield, resale value, or investment return of any kind.
• Property prices, availability, specifications and RERA status change. Every price we publish carries the date it was verified; a figure is a reference point, not an offer or a valuation.
• You are responsible for your own due diligence. Before you pay anything, verify every material fact — price, carpet area, floor plan, possession date and RERA registration — directly against the developer's RERA-registered documents and take independent professional advice.
We take care to publish accurate, sourced facts, drawn from the public UP-RERA register, developers' own published specifications, and our own research, and we mark every price with the date it was verified. Even so:
• Information may become out of date, and errors can occur.
• Artistic impressions and any AI-generated illustrations are labelled as such and are not photographs of a specific real unit; actual construction and layouts may differ.
• Where a figure is stale it is shown as being re-checked rather than silently removed.
Information is provided on an "as available" basis and does not amount to a representation or warranty about any property.
You agree that you will not:
• Use the site for any unlawful, fraudulent or abusive purpose.
• Submit false, misleading or third-party personal information through any form, or impersonate anyone.
• Attempt to gain unauthorised access to the site, its admin area, servers or data, or probe, scan or test its security.
• Interfere with the site's operation, introduce malware, or place disproportionate load on it (including automated scraping, harvesting or bulk data extraction).
• Copy, reproduce or republish substantial parts of the site's content, structure or compilation without our written permission.
• Use the site's enquiry channels to send spam or to market to us or our users.
We use honeypot fields, minimum-submission-time checks, rate limits and de-duplication to protect our forms; circumventing these is a breach of these Terms.
If you submit an enquiry, request a callback, book a site visit or download a brochure, you confirm that the details you provide are your own, accurate and complete, and that you consent to be contacted about that enquiry as described in our Privacy Policy. Do not submit another person's personal data without their authority.
All content on the site — including text, the "what to consider" assessments, the scoring methodology, data compilations, page design, graphics, logos and the name "Property Expert Realtors" — is owned by us or our licensors and is protected by Indian and international intellectual-property law.
• The factual data we publish is compiled and presented by us; the compilation and original written content are our copyright.
• We do not copy competitors' listing content; likewise, you may not copy ours. You may view and print pages for your own personal, non-commercial use only.
• Builder names, project names and third-party trademarks remain the property of their respective owners and are used for identification only.
• AI-generated illustrations remain subject to these Terms and are labelled as illustrations, not photographs.
Any use beyond personal, non-commercial viewing requires our prior written consent.
The site may link to, or refer to, third-party websites, developers, the RERA register or other resources. We do not control and are not responsible for third-party content, availability, accuracy or privacy practices. A link is not an endorsement. Your dealings with any developer or third party are solely between you and them.
To the fullest extent permitted by law, the site and all content are provided "as is" and "as available", without warranties of any kind, whether express or implied, including any implied warranties of accuracy, completeness, merchantability, fitness for a particular purpose, or non-infringement.
We do not warrant that the site will be uninterrupted, error-free or secure, that information is current or complete, or that any particular property is available on the terms shown. We make no security certification and do not claim the site is fully secure. Nothing in these Terms excludes any liability that cannot lawfully be excluded.
To the fullest extent permitted by law, Property Expert Realtors, and its owners, employees and associates, will not be liable for any indirect, incidental, special, consequential or punitive loss, or for any loss of profit, savings, opportunity, goodwill or data, arising out of or in connection with your use of, or inability to use, the site or its content, or any reliance on information published on it — including any property decision or transaction you enter into.
You agree to indemnify and hold harmless Property Expert Realtors and its owners, employees and associates from any claim, demand, loss, liability or expense (including reasonable legal fees) arising out of your breach of these Terms, your misuse of the site, your submission of false or third-party data, or your infringement of any law or third-party right.
We may change, suspend or withdraw any part of the site, or any feature (including enquiry forms), at any time and without notice. Features described here may be switched on or off; some are off by default.
These Terms are governed by and construed in accordance with the laws of India. Subject to Section 13, the courts at Gautam Buddh Nagar (Noida), Uttar Pradesh shall have exclusive jurisdiction over any dispute arising out of or in connection with these Terms or the site.
Before commencing proceedings, the parties will attempt in good faith to resolve any dispute amicably. Please first raise the matter with us using the details in Section 15, or with our Grievance Officer where the dispute concerns personal data (see the Privacy Policy).
Nothing in this section limits any right you have to approach a consumer forum or other authority you are entitled to use by law.
• If any provision of these Terms is held invalid or unenforceable, the rest continue in effect.
• Our failure to enforce any provision is not a waiver of it.
• These Terms, together with the Privacy Policy and Cookie Policy, are the entire agreement between you and us regarding the site.
• We may update these Terms from time to time; the "Last updated" date shows the current version, and continued use after a change means you accept it.
